The Estate
Large plots, inside and out

Three to five weeks
A large plot taken end to end — interior, garden and exterior staging — treated as one continuous design rather than a house with a yard attached.

- Moodboard up front, and a walkthrough before final dressing

Smaller things
Not everything needs a whole house.
These can be booked on their own, or bolted onto any package.
Exterior & garden only
Yard, planting, fencing and approach for a plot whose interior is already sorted.
Lighting pass
The cheapest change with the biggest return. Existing rooms relit for mood, time of day and screenshots.
Seasonal redress
A standing arrangement to restyle key rooms four times a year — Starlight, Heavensturn, spring and harvest.
Screenshot session
A finished set of shots of a house you built yourself, staged, lit and edited.
Consultation only
An hour walking your plot together, with notes afterward. Build it yourself from there.
The process
What actually happens after you hit send.

Tell me about it
Send the inquiry form with your plot, your character, and whatever references you've been hoarding. Screenshots of things you like are worth more than adjectives.
- 02
We talk it through
A conversation in Discord about how you actually use the space — do you like to host events? Craft? What would your character own? This is where most of the design gets decided.
- 03
Moodboard
You get a moodboard before anything is placed. We settle the direction here — palette, mood, materials — so the build phase isn't a guessing game.
- 04
Deposit and access
Half up front to hold the slot. You add me to the plot's access list; nothing gets removed without asking you first.
- 05
The build
Room by room, with progress screenshots as each one lands. You can drop in whenever you like — it's your house.
- 06
Walkthrough and handoff
We walk it together and fix whatever's bothering you. Then you get the finished screenshots, and the remaining balance is due.

Ask a question- What do the rates look like?
- Rates are being finalised. Send an inquiry and you'll get a firm quote for your specific plot and scope — no obligation, and no charge for the conversation.
- Who pays for the furnishings?
- You do. I'll never spend your gil without asking, and I'll always offer a cheaper alternative where one exists. If an item is out of budget or off the market board, we design around it rather than stalling.
- Do you need access to my plot?
- Yes — you'll add me to the estate access list so I can place items. I only ever add; nothing existing gets removed or sold without you saying so first. Access can be revoked the moment the build is done.
- Which data centers do you work on?
- Crystal primarily, and any North American data center via travel. EU and OCE builds are possible but scheduling is harder — ask and we'll work something out.
- Can you work with what I already own?
- Gladly, and it usually makes for a better house. Bring your existing furnishings and the things you're attached to; a design built around items that already mean something to you beats one assembled from scratch.
- Do you do glitched or floated builds?
- Yes. Floating, wall-mounting and layered placement are standard tools here, and most of the builds in the portfolio use them. They're stable, but they are worth understanding before you commit — I'll explain what's involved for your specific build.
- What if I don't like it?
- That's what the moodboard stage is for — we agree the direction before anything is placed, so surprises are rare. Every package includes revisions, and if we're genuinely not converging during the build, you keep the deposit's worth of work and we part on good terms.
- How long is the wait?
- It depends on the queue. Inquiries get a reply within a couple of days with the current opening.
